Spain has been attracting investors, second home dreamers and people looking for a place to live in the sun for years.

You will need a NIE number

Mortgage? Also for foreigners

Spanish banks offer mortgages to foreigners, normally up to 70% of the value of the property. You do not need residency or empadronamiento. What counts is your financial solvency, your credit history and the type of property.

Differences between new and second hand

If you buy a new property from a developer, you will pay VAT (10%) and AJD. In the second hand market ITP applies, normally 7% to 10%. Each transaction has a different tax profile – it is worth analyzing before signing anything.

The notary does not verify ownership

In Spain, the notary does not investigate the legal status of the property. That task falls to your lawyer. That is why it is essential to have a local partner to review the documents, debts, registration and ensure the security of the transaction.

Buying a property is a process

It can take several weeks or even months from the reservation to the signing of the deed. The process includes: offer, preliminary contract, legal analysis, obtaining the NIE, financing and formalization. At Loriini we manage everything step by step.

Registering the property is a separate phase

Are you going to rent? Register your property for tourist use

1. Choosing the ideal property on the Costa del Sol

  • conducting the due diligence – we check the ownership, possible encumbrances, urban situation and taxes;
  • obtaining the NIE number – identification number for foreigners, mandatory to buy in Spain.

3. Signing of the earnest money contract

This is a key step. In this contract, both parties agree to complete the sale and purchase. The buyer provides a down payment (usually 10% of the price), and the seller agrees to sell under the agreed conditions.

4. Public deed before a notary public

The final step is the signing of the public deed before a notary. From that moment on, the property legally passes to the buyer.
