Buying in Spain? 10 things you should know about the local real estate market
Spain has been attracting investors, second home dreamers and people looking for a place to live in the sun for years.
The Costa del Sol, especially Marbella, has become a symbol of the Mediterranean lifestyle, high quality properties and stable investments. If you are considering buying a property in Spain, here are 10 key aspects you should know.
You will need a NIE number
The foreigner identification number (NIE) is essential. Without it you cannot buy a property, open a bank account or sign a public deed. It is like your Spanish NIF. In Loriini and The Lawyers we help you to get it without complications.
Mortgage? Also for foreigners
Spanish banks offer mortgages to foreigners, normally up to 70% of the value of the property. You do not need residency or empadronamiento. What counts is your financial solvency, your credit history and the type of property.
Differences between new and second hand
If you buy a new property from a developer, you will pay VAT (10%) and AJD. In the second hand market ITP applies, normally 7% to 10%. Each transaction has a different tax profile – it is worth analyzing before signing anything.
The notary does not verify ownership
In Spain, the notary does not investigate the legal status of the property. That task falls to your lawyer. That is why it is essential to have a local partner to review the documents, debts, registration and ensure the security of the transaction.
Buying a property is a process
It can take several weeks or even months from the reservation to the signing of the deed. The process includes: offer, preliminary contract, legal analysis, obtaining the NIE, financing and formalization. At Loriini we manage everything step by step.
Registering the property is a separate phase
After signing the public deed, the property must be registered in the Land Registry. This is an important step in order to be a legal and complete owner. We take care that everything is well registered and according to your interests.
Are you going to rent? Register your property for tourist use
If you want to rent for a short stay, you must register the property in the Andalusian Tourism Registry. Without this step, the activity is illegal and carries penalties. We help you with all the technical and administrative requirements.
Additional costs: between 10% and 14%.
To the purchase price must be added taxes, notary, lawyer, registry, agency (if applicable). A well structured budget is the key to avoid surprises. In Loriini we present you all the costs with total transparency.
Subsequent management matters
Maintenance, local taxes (IBI), insurance, communication with the community… all this should be left in expert hands. With Loriini you will have a team that will be with you long after the signing.
A local partner is your greatest security
Knowing the market, the language, the regulations and having the right contacts makes investing in Spain easier and safer. Loriini and The Lawyers are with you in Marbella – so you can rely on us every step of the way.
